Budget.
A successful project must begin with a budget. If you don't know where to start in developing one, that's okay. By working with our network of bankers, realtors, and other industry professionals, we can help you put together a project budget that works for you.

Funding.
After setting a budget, your next question may be, "How will I pay for this?" If personal financing isn't an option, we can connect you with trusted advisors or collaborate with your bankers to create a funding plan. While having a financial plan is key, we recommend waiting until the design is complete before securing a loan. Securing loans too early, based on underestimated costs, often leads to frustration and disappointment. Our goal is to help you achieve your home improvement dreams without unnecessary stress.

Design.
Drawings are a key part of the pre-construction undertaking. Our design team works closely with you in a collaborative manner, supporting your decision making while ensuring construction feasibility as your ideas and needs come alive on paper. Don't worry, if you've already gotten your designs from another architect, BuildCo7 will work with you through the rest of our process.

Estimate.
An estimate combines figures from subcontractors, vendors, and our team, considering materials, job specifics, and timelines. We often use cost-plus estimates, detailing the work and including allowances for unknowns like tile or faucet selections. Our thorough approach minimizes change orders. Be cautious of contractors who provide vague scopes or low allowances to raise costs later—we’ve rescued projects from such practices.

Permitting + Selections.
With budget, funding, design, and estimating accomplished, getting permitted is the next step. Our permit expeditor will take care of this process and offer support as any challenges arise. While that's happening, our Selections Coordinator will be working with you to finalize your selections so everything is ready to go on day one of construction.

Construction.
Now we start construction/demolition. We will have a pre-construction meeting with all involved parties to get everyone on the same page with respect to process, estimated timeline, potential unpredictable setbacks, etc. This makes for a great start and goes a long way in preventing miscommunication and delays.

Completion.
At the end of your project we conduct a walk-through, making note of any finishing tasks, and provide you with a final timeline for completion. Once we are at substancial completion, our one-year warranty takes effect. However, if issues arise after the warranty expires, please do not hesitate to give us a call.
